Upcoming Renovations/Construction at Carlsbad Inn Beach Resort

Waterproofing the Resort

In your most recent annual assessment bill, you surely noticed that the Reserve Assessment was increased by $60 over last year's amount. This increase was added to begin collection for an essential improvement related to waterproofing above our underground garage.

Engineers have completed a study to assess the existing condition of waterproofing material in the courtyard areas above the garage, drainage systems, and beams and columns in the garage.

At last month’s board meeting, the Board approved taking the next step, which will be using the information in the study to develop a scope of work. This will include determining the materials that will be used (and how they will be applied), projecting costs, developing phasing plans and creating construction documents for use in hiring contractors.

We’ll update you on the progress in future newsletters and Good News emails.

Oak Building

The kitchens are getting new cabinets, quartz countertops, additional shelving/storage and the tiles are being replaced with luxury vinyl flooring (LVT). At the same time, we’ll be installing new furniture (sofa sleeper, sitting chair, recliner, dining table and chairs) and fixtures (lamps, ceiling fans, black-out drapes with sheers and accessories.

The units will also be getting a fresh coat of paint with new hues to match the color scheme and change of the furnishings. Case goods (dressers, night stands, desks and armoires) will be rehabbed and refinished, saving the expense of having to replace them.

The feedback we have received from Owners of remodeled units has been great! All Oak units will be complete by mid-February.

Elm Building

The Elm Building is scheduled for a refresh of furniture and fresh paint during the scheduled Maintenance Weeks in January and February 2018. The sliding glass doors will also be replaced this fall, and the kitchens will be renovated in 2019.
