Project Updates - April 2018

 

OAK KITCHENS

The Oak Kitchen renovation is now complete. The last set of units was completed in early February. This project included all new cabinets, as well as the addition of upper cabinets above the buffet counter.

New vinyl tile was added to the floors. The final product looks great and we have received very positive comments from Owners and guests. The Elm kitchens are on our schedule for 1st quarter of 2019!

SOFT GOODS

Soft Goods Replacements were completed in both the Oak and Elm buildings. As clarification, all upholstered furniture was replaced. Case goods (or wood furniture) was not included in this replacement, but all wood furniture was professionally refinished and looks good as new.

All sofas and recliners are new; we are awaiting the arrival of the final chairs, which should be coming any day now. All of the rooms received a new color scheme with a fresh coat of paint that coordinates with the furniture. In addition, lamps, ceiling fans, and sconces were replaced. And best of all, we have all new mattresses!

Dining tables and chairs have also been replaced in Oak, and new tables and chairs for the Elm building are on order and should be here prior to summer.

Through the years many Owners have requested in-room safes in the units and we're pleased to say we were able to install those as part of this project.

Your feedback at last year’s annual meeting weighed heavily in all final design decisions; we appreciate your support and help!

WATERPROOFING

The Waterproofing Project continues to progress. We are in the second phase of investigation of this project - we have hired an engineering group to evaluate existing conditions and develop a corrective plan, including the following:

  • Select the waterproofing materials and determine how they are best applied
  • Assess ADA requirements and solutions
  • Establish a phasing plan and work schedule to complete all necessary repairs
  • Engage a Landscape architect to prepare a landscape design that incorporates new project amenities and merges any new improvements with existing landscaping
  • Establish the construction budget, solicit proposals and execute construction contracts

We estimate construction on the project will begin in the latter part of this year. We will keep you updated on the progress.

 

ROOF REPAIRS

The Roof Repair Project began in late March. We had originally anticipated starting these repairs in October, however, January storms made it evident that we needed to get this project rolling immediately.

At this time, we expect that the Elm roof repairs will be complete by the end of April.

The Oak roof work will be more extensive and is expected to be completed by mid-July.

*Note: During the repair period, roof top condensers will have to be temporarily relocated, causing some heat and A/C outages. Space heaters and fans will be provided for all impacted units.

 

DEFIBRILLATORS

We are pleased to report that Carlsbad Inn has been outfitted with all new and updated AEDs (Automated External Defibrillators). AEDs are used in cases of life-threatening cardiac arrest and greatly improve the chances of survival.

While we hope we never need to use them, there is a certain peace of mind that comes with knowing that we have them readily available in the case of an emergency.

To support our AED program, 35 associates completed AED/CPR training in February. We have a second round of training planned for May.
